Your new home search should always begin with a home loan pre-approval. Why? By so doing, you place yourself in a better negotiating position when we find you just the right home. At this stage your lender will review your employment status and financial profile, while at the same time view loan programs, interest rates and terms of your loan. A detailed review of your credit profile will be discussed with you and all of your questions can be addressed. Our Preferred Lender is Kristin Richmond of Residential Mortgage Services. We have worked with Kristin for a number of years, and she is at the Top of Her Class, always taking time to insure our clients have the right financing program to fit their needs.
There are basically three (3) types of loans, FHA, VA and Conventional.
FHA Loans accommodates all kinds of buyers easily, while requiring only 3.5% Down Payment. This loan has a less stringent debt-to-income requirement and can therefore be easier for which to qualify.
VA Loans are available to eligible Military Personnel, Active, Inactive or Retired and require 0% Down Payment. Veteran's are also exempt from paying monthly mortgage insurance-even with 0% Down .
Conventional Loans are designed for primary residence, second homes or an investment property. Minimum Down Payment is 5% for a primary residence. Once you own 20% of your home, your mortgage insurance can be dropped from your loan and thereby lower your monthly payment.
Down Payment Assistance is also available with Kristin. She can guide you through the variety of programs available that include grant money that can be used for your down payment and/or closing costs.
Refinancing has some great benefits with rates being at historic lows. They include:
Drop your mortgage insurance once you own 20% of your home.
Turn your equity into cash for home improvements, paying off debts, etc.
Shorten the term of your loan (15 and 20 loans are available)
Refinance into a better interest rate for your loan term or Cash Out to purchase an investment property.
